How big will the community be altogether?
There will be a total of 168 homes in the community: 107 Low Maintenance Homesites, 61 Single Family.
Will the community connect to Cranberry Woods roadways?
No, the community will have two entrances off of Franklin Road and those are the only access points in and out. However the network of trails will connect in to Cranberry Woods. There are a total of 5 cul-de-sacs within the community.
Will the Low Maintenance Homesites and Single Family Homesites be mixed together?
The Low Maintenance Homesites will be all grouped together in the same part of the community, however they will connect via the roadways to the single family homesites. The single family homesites will be grouped together as well in two separate sections.
What floor plans can be built on the Low Maintenance Homesites?
All 4 of our first floor owner’s suite floor plans can be built on these homesites: the Scottsdale, the Sedona, the Carolina, and the Colorado.
How is the Sales Price determined?
There are 3 components that make up the sales price: • Base Price of the Home – See website for starting prices. • Lot Premium – See website for premiums. • Options/Upgrades/Customizations – (Done with the Sales Team) Average additions ($150,000-$300,000)
Are the Low Maintenance Homesites patio/villa type homes?
The homes on these homesites are first floor owner suites that are detached and not connected to any other home.
Will all the homes at Laurel Pointe have basements?
Yes – all of the homes, including the homes built on the Low Maintenance Homesites, will have full basements. They are included as unfinished but can be finished off if you choose.
What does low maintenance or maintenance free mean?
• Grass cutting and landscaping will be maintained by the HOA, who have a blanket easement through those areas to access. Mulching of the beds and shrubs upkeep will occur once a year. • The homeowners may add small additions to the landscaping such as flowers or annuals. • Snow removal is from all common sidewalks, common driveways, and individual driveways.
How big are the Low Maintenance Homesites? Do I own the land?
• The parcel of land being purchased and owned will be defined by the “footprint” of the home being built. Where as, the property owned will be approximately 3’ around the perimeter of the sides and rear of the home and to the street that encompasses the driveway in the front of the home. • See example of model home plot plan below.
Can the Low Maintenance Homesites have a three car garage?
No, the Low Maintenance Homesites will only accommodate 2 car front entry garages.
What are the restrictions with future home improvement (deck or patio after completion).
• If homeowners want to add a deck, addition, patio or other alteration to the exterior of their home they need to submit to the HOA for approval and obtain any necessary permits required by Cranberry Township. • No sheds will be permitted.
Are fences permitted?
Fencing in the rear yard is not permitted. Invisible fencing is allowed the width of the 15 ft. from the rear of the home.
How big are the homes that can be built on the Low Maintenance Homesites?
We have 4 first floor owner’s suite floor plans that range in starting square footage 2,500 – 3,600 square feet and can go up from there.
Can I build a first floor owner’s suite anywhere in the community?
You can build our Colorado, Carolina, and Sedona on any of the traditional single family homesites within the community, in addition to the Low Maintenance Homesites. The Scottsdale can only be built in the Low Maintenance Homesite section.
If I build one of the first floor owner’s suites in the single family section – can I choose to have the low maintenance amenities?
No, the only way to take advantage of the low maintenance amenities is to build a first floor owner’s suite on one of our Low Maintenance Homesites.
What is the homeowner responsible for?
Homeowners are responsible for the repairs and/or up keep of their home structure and driveway and lead walks.
What is HOA fee?
• The low maintenance HOA fee is $240/month. • Capitalization fee of $3500.
